A place to call home

A number of large residential projects are either underway or are finished.  

You may have heard a lot about the need for housing lately and this area is no exception with a number of row housing projects popping up throughout the community. North of Mainstreet’s International Mountainview apartment complex is the former school site of David D Oughton that is now constructed by Attainable Homes Calgary(AHC) with an inclusion of 230 townhomes. The homes will range in size from one to five bedrooms and will be owner-occupied.

In 2023, CMLC and AHC finalized a partnership for the 8.77-acre site with the objective of creating affordable homeownership opportunities in an increasingly unaffordable real estate market.

The surrounding community will benefit as well with a dedicated green space on approximately three acres featuring a fenced off-leash dog park, basketball courts, a playground, and gathering spaces.

The homes range in price, according to Tait, CEO of Attainable Homes, with one-bedroom units selling for around $170,000 and five-bedroom homes selling for between $300,000 and $330,000 — well below market rates. There are also rules to prohibit owners from renting out their units, running a home-based business or secondary suite, or operating

their home as a short-term vacation rental. “We make sure that these aren’t used as investment properties,” Tait said. “The owner lives in the unit, and we’ve got protections in place to ensure that

happens.”

While the Attainable Homes project is north of the Avenue, South of the Avenue behind Paradise Lanes Bowling alley at 1830 33 Street SE will also see the inclusion of more housing. Two large buildings will be built with homes for approximately 400 residents and has 250 units. The first phase should be complete in 2028.  Across the street on 34 Street behind our commercial district is another proposed development by a private developer for a six story apartment. Anticipated occupancy will be 45 tenants.

The name "Broch" pays homage to the historic brochs of Scotland — ancient circular stone towers, unique to the Scottish landscape and built during the Iron Age. These impressive structures served as everything from defensive fortifications to dwellings.
